Please unzip the package you try to upload to WordPress and inside the folder there is the "the-landscaper.zip" package. This is the correct package you can upload to WordPress.
Or you can go to the download page of your ThemeForest account, press the download button and select "Installable WordPress files only", this is the package that can be uploaded to WordPress.
Hope this helps, let me know if you have any questions.
After all plugins are activated please navigate to Appearance -> Import Demo Content choose one of the two items to import the pre-built pages.
Elementor Page Builder import is recommend if you want to do a lot of customizations to the colors and layout of the theme. SiteOrigin is recommended if you simply want to change the texts with your own and leave the layout pretty much as it is.
I followed the steps you provided, but upon inspecting the folders within the "the-landscaper" zip file, I couldn't locate the images that are displayed on the preview site. Could you please double-check the zip file and provide the latest version?
We are not allowed to include the images used in the theme demo within the downloadable theme due to licensing and copyrights of these images. Images are not part of the theme, this is mentioned on ThemeForest. If you're looking for the images you can check the following link that will direct you to the image collection on Adobe Stock (stock photography provider):
Unpacking the package…
Installing the theme…
